Hi all, Wondering if anyone could explain how maintenance of communal areas of apartments et el are funded in NZ. In Uk we have leasehold and commonhold, with a lease valuation tribunal to resolve disputes, but I have been unable to figure out what system is used in NZ. Any web links to explanations...

Anyone else getting blank emails? I've replied to this one and it's
as replied to (ie no content!). I've had about three or four this
morning, though others seem to be coming through OK. Client is
Outlook 2003.

The hood on my MkII is always down, it takes a lot to persuade me to put it up :-) I've not experienced any deterioration or damage over 6 years, though it is a little tight when I do put it up.
